Building Maintenance Coordinator Technician
Job description
DHAMANY manages premium residential complexes, office buildings, and industrial spaces in Timișoara.
We are expanding our technical team and are looking for a colleague with practical experience, who is organized and responsible, capable of managing on-site technical activities: from periodic checks and meter readings to diagnosing malfunctions, coordinating contractors, and verifying completed works.
The position combines practical work in buildings with technical coordination responsibilities.
We are not looking for a mere executor, nor a coordinator who works exclusively from an office. We are looking for a technician who goes on-site, observes, checks, measures, identifies the problem, and follows through until its resolution.
Specialized works are mainly carried out by DHAMANY's partner companies. The technician's role is to identify the problem or probable cause, determine the required specialty for intervention, convey the correct technical information to the contractor, and subsequently verify if the work has been performed correctly.
Responsibilities- Performing periodic rounds in the buildings in the portfolio and checking the condition of common areas, basements, parking lots, and technical areas
- Reading water, energy, gas, or other utility meters during scheduled periods and correctly entering the indices into the system using a tablet
- Checking and recording the operating parameters of boiler rooms, pumping units, and other technical equipment
- Visually identifying or through basic checks, potential irregularities before they escalate into larger problems
- Taking over notifications from the ticketing system and proceeding to the site to assess the situation
- Identifying the cause or probable cause of the malfunction and determining the type of intervention required
- Determining the specialty or contractor to be called: plumbing, electrical, HVAC, boiler rooms, pumps, automation, doors, access systems, etc.
- Transmitting technical information, photos, and findings to contractors necessary for preparing the intervention
- Scheduling and coordinating interventions with contractors
- Ensuring contractor access to technical spaces and, when necessary, accompanying them during works
- Monitoring works until completion, without considering the problem solved merely by notifying the supplier
- Verifying the quality of executed works and reporting any non-conformities before acceptance
- Requesting the correction of works that are not performed correctly
- Verifying the functionality of the installation or equipment after the intervention is completed
- Documenting works through photos, technical information, minutes, registers, and updating tickets
- Performing minor maintenance interventions that do not require specialized contractors: replacing light bulbs, adjusting doors, hinges, hydraulic closers, minor plumbing or electrical interventions, and other similar works
- Displaying information and announcements in buildings when the situation requires it
- Proactively reporting technical problems observed on-site
- Periodically reporting technical situations, ongoing works, and problems requiring decisions
We want a colleague who does not limit themselves to stating that "there is a problem."
You must be able to go to the site, understand what is happening, perform basic checks, formulate a technical conclusion, and explain to a contractor what needs to be checked.
At the same time, you must be willing to perform the usual activities of a building technician: rounds, checks, meter readings, photos, filling out registers, and minor interventions.
Responsibility for a notification starts with identifying the problem and ends when the work is executed correctly, documented, and the ticket can be closed.Requirements- Technical training: vocational school, technical high school, master craftsman school, or qualification in a technical field
- Practical experience in installations, maintenance, electrical, plumbing, thermal, HVAC, or building maintenance
- Ability to understand the operation of usual building installations
- Ability to independently identify the cause or probable cause of a malfunction before requesting a contractor
- Ability to differentiate between an electrical, plumbing, thermal, mechanical, or automation problem and to request the appropriate specialist
- Ability to assess whether a work has been executed correctly
- Attention to detail and observation skills
- Ability to simultaneously monitor multiple interventions and works
- Firmness and professionalism in dealing with contractors
- Rigor in documenting activities
- Autonomy in organizing the workday
- Seriousness, punctuality, and responsibility
- Availability for daily travel between the managed buildings in Timișoara
- Category B driver's license and driving experience – mandatory
- Basic Excel knowledge
- Ability to use a tablet, applications, and a ticketing system
- Previous experience in facility management, property management, or building maintenance
- Experience in office buildings, residential complexes, or industrial spaces
- Electrician authorization
- ISCIR authorizations or qualifications
- Experience with boiler rooms and heating systems
- Experience with hydrophores and pumping units
- Experience with HVAC systems
- Experience with electrical panels, automation, or building technical systems
- Experience in coordinating maintenance companies and contractors
- Net salary between €800 and €1,100, determined based on experience, technical training, and level of autonomy
