Senior Project Developer Residential Construction (m/f/d)

Location: Berlin | Full-time | Permanent

For our client, an established company with project development and construction management under one roof and ambitious residential construction projects in the Berlin area, we are seeking a Senior Project Developer (m/f/d) on an exclusive basis as soon as possible. Projects are realized from the initial idea to implementation in-house. You can expect a position with real scope for design, short decision-making processes, and direct collaboration with corporate development and management.

Your Responsibilities

• Acquisition: Identification and evaluation of plots of land and projects (on- and off-market) in the Berlin area

• Preliminary Due Diligence: Examination of project potentials regarding building law, area, risks, and opportunities

• Acquisition Calculation: Creation of acquisition calculations, including residual value calculations

• Transactions: Support in structuring and executing transactions (LOI, Due Diligence, Purchase Agreement)

• Network: Building and maintaining an active network with brokers, owners, municipalities, and market partners

• Independent Development: Development of residential construction projects from the project idea or acquisition phase to building permit readiness

• Planning Management: Management of planning processes with architects, specialist planners, surveyors, and legal and tax advisors

• Permits: Coordination of permit processes with authorities and municipalities (development plan, building permit application, building inquiry)

• Economic Optimization: Economic optimization of projects across all development phases

• Interfaces: Coordination with internal departments of construction, finance, controlling, and sales or asset management

• Implementation Support: Ensuring quality, costs, and deadlines until completion

• Construction Interface: Interface to the construction department during realization

• Marketing: Participation in marketing and exit strategies (forward deal, individual sale, portfolio approach)

• Decision Basis: Creation of decision papers and presentations for management, board, and capital partners

Your Profile

• Technical Qualification: Completed degree in Real Estate Management, Civil Engineering, or Architecture

• Professional Experience: At least 5 years of practical experience in project development, ideally with a focus on residential construction in Berlin

• Demonstrable Experience: In project acquisition and land purchase, in economic and investment calculations (residual value, DCF, cash flow models), in managing external planners and service providers, in planning and approval processes in the Berlin market, and in supporting projects through to realization, ideally in conjunction with a construction management company

• System Competence: Very good knowledge of MS Excel (financial modeling) and PowerPoint

• Market Knowledge: Strong market knowledge and good network in Berlin

• Work Style: Structured, independent, and solution-oriented

• Personality: Negotiation skills, strong communication skills, and team-oriented

• Language Skills: Fluent German skills; English is a plus

• Additional Qualification: MRICS / FRICS or comparable qualification is a plus, but not a requirement
