Job description

We are looking for a Property Manager to manage relationships with partners and coordinate facility management activities for our retail park portfolio.

We want a person who communicates very well, understands partners' needs, and builds trusting relationships, while also firmly and discerningly representing the owner's interests.

*Main Responsibilities*

- *Partner Relationship Management:* maintaining constant dialogue, understanding requests, anticipating problems, and following up on their resolution.

- *Evaluation and Negotiation of Requests:* verifying the concrete situation, contractual obligations, and financial impact before incurring costs or commitments. Proposing balanced solutions and clearly arguing the company's position.

- *Coordination of Facility Management Activities:* organizing and monitoring maintenance work, interventions, and services necessary for the operation of the properties; verifying quality and adherence to deadlines.

- *Cost Control:* monitoring operating expenses and utility consumption, identifying deviations, and proposing optimization measures.

- *Offer and Supplier Analysis:* clarifying the need and technical solution before requesting offers; comparing them based on cost, content, quality, guarantees, and deadlines.

- *Activity Improvement:* proactively identifying opportunities to reduce costs, prevent problems, and simplify processes.

- *Reporting to Management:* concisely presenting important issues, available options, and the recommended solution.

*Profile of the Desired Candidate*

- Communicates clearly and professionally, including in tense situations.

- Listens and understands partners' perspectives, but critically analyzes requests and negotiates based on facts.

- *Knows English at a conversational level*, an important skill for communication with partners and collaborators.

- Is comfortable with budgets, consumption, invoices, and offer comparisons; uses Excel or similar tools well.

- Has sufficient technical understanding to discuss effectively with suppliers, ask the right questions, and request specialized support when needed.

- Organizes their work independently, sets priorities, and follows up on issues until they are closed.

- Comes up with initiatives and concrete proposals, without constantly waiting for instructions.

- Takes responsibility for results and knows when a situation requires management involvement.

*Way of Working*

The role involves autonomy in current activities, under the direct guidance of management and within established decision-making and budget limits. We expect reported issues to be accompanied by an analysis, proposed solutions, and a reasoned recommendation.

Success in this role means stable partner relationships, well-maintained properties, justified and controlled costs, and fewer recurring problems.
