Property Manager

We are looking for a Property Manager to oversee our industrial projects (over 10,000 sqm/building) from the design phase through commissioning, and then to take them over for management.

This is a role for someone who wants to see a hall grow from a blueprint: you will participate in site meetings, keep in touch with designers and the contractor, monitor the schedule and budget, and report what's going well and what risks potential problems.

After handover, the building remains yours to manage technically, with the advantage of knowing every detail from its construction.

What you will do

Projects in development — the main part of the role

• Oversee all stages of an industrial hall project: design brief, DTAC (Technical Design Approval Certificate), technical design, execution details, execution, handover.

• Be the point of contact between all involved parties — designers, general contractor, site supervisor, consultants, authorities, utility providers — and ensure information reaches the right place at the right time.

• Participate in site meetings and monitor the physical progress of works against the execution schedule.

• Early signal risks of delays or budget overruns, proposing solutions, not just stating the problem.

• Review technical documentation, work statements, and site instructions, together with the project team.

• Oversee the obtaining of permits, authorizations, and utility connections.

• Report periodically to management: progress, budget, risks, decisions to be made.

• Coordinate the transition from execution to operation: as-built documentation, technical passport, commissioning, team training.

• Oversee the rectification of deficiencies during the warranty period, in relation to the contractors.

Properties in operation

• Technically manage the buildings in the portfolio: installations, equipment, structure, envelope.

• Coordinate maintenance and service providers and monitor the quality of interventions.

• Plan preventive maintenance, periodic technical checks, and maintain the validity of authorizations.

• Manage technical relations with tenants, including fit-out works.

• Prepare and monitor operating and investment budgets.

What we are looking for

• Higher technical education — in construction, installations, or industrial engineering.

• Experience in project management in construction, property, or facility management; experience on industrial or logistics projects counts the most for us.

• In-depth knowledge of the stages of a construction project and related documentation.

• Understanding of industrial building systems: electrical, HVAC, plumbing, fire suppression.

• Ability to read an execution schedule and see what's next, not just where you are.

• Proactive attitude — anticipate problems instead of reporting them after they occur.

• Real coordination skills: keep multiple interlocutors in sync without losing track.

• Rigor in reporting and clear communication, written and verbal.

• Driving license category B and availability for frequent site visits.
