About the Role

We are looking for a proactive (Technical) Property Manager to oversee a diverse portfolio of buildings. This multifaceted role encompasses technical, financial, administrative, and commercial responsibilities. Key duties include ensuring the optimal functioning of all building systems, managing maintenance projects, and coordinating with various stakeholders to uphold high standards of property performance.

You will play an active role in monitoring and managing your portfolio, supported by other departments such as accounting. Additionally, you will cultivate strong client relationships to deliver exceptional service to tenants, landlords and asset managers to maximize their satisfaction.

Key Responsibilities

  • Technical Oversight: Manage the technical aspects of commercial properties, with if needed support from external technical experts.
  • Maintenance Management: Plan, schedule, and oversee regular maintenance and repair activities.
  • Project Coordination: Lead and coordinate renovation and modernization projects, ensuring timely and cost-effective completion.
  • Vendor Management: Select, negotiate, and manage contracts with external service providers and contractors. Foster and maintain strong relationships with all external service providers to ensure high-quality service and collaboration.
  • Budgeting and Cost Control: Develop and manage budgets for maintenance and repair projects (Opex and Capex), ensuring cost-effective solutions. Ensure invoice controlling from providers and verify service charge settlements.
  • Compliance: Ensure all properties comply with relevant health, safety, and environmental regulations.
  • Inspections and Audits: Conduct regular property inspections and audits to identify and address any technical issues.
  • Emergency Response: Develop and implement emergency response plans for technical failures and other urgent situations, ensuring proper follow-up.
  • Tenant Client Relations: Foster excellent client tenant relations through effective feedback and communication channels. Collaborate closely with tenants to address any concerns and ensure their overall satisfaction with the property.
  • Documentation: Maintain accurate records of maintenance activities, inspections, and compliance reports. Update the relevant Property Management databases .
