Job description

Do you want to build towards the housing challenge AND a new development organization? As a Senior Project Developer at Dura Vermeer Bouw & Vastgoed, you will work on large-scale residential construction projects in the Midden-Nederland region. You step in after tender award and are responsible for the further development towards realization. In an entrepreneurial environment, you will have all the space to help build the team, utilize your expertise in collaboration with construction partners, and grow into a role with more substantive and coaching responsibility.

This will be your job

Entrepreneurial, experienced, and ready to make an impact? Then you will feel at home within this new development organization of Dura Vermeer. As a Senior Project Developer, you will work on extensive residential developments and not only help projects move forward, but also the team and the organization. You understand how development and construction reinforce each other, take ownership, and are given the space to think along, build along, and grow along. You are involved from the phase after tender award and communicate intensively with construction to bring projects successfully towards execution. Additionally, you will have the opportunity in the future to guide developers and, for example, grow into a role as Head of Real Estate Development.

What will you do

This position explicitly does not focus on the initiation phase or acquisition side of area and real estate development. The focus is on the moment when a tender has been won and projects are actually going to be realized. You will work on (medium) large residential developments of hundreds of homes and are the connecting factor between development and construction. This makes this role ideal for an experienced developer who gets energy from realizing projects, shows entrepreneurship, and wants to grow with an ambitious organization.

· You are responsible for the development of residential construction projects from tender award up to the start of realization;

· You manage the development process in terms of quality, planning, finances, and risks;

· You connect the interests of municipalities, consultants, investors, housing associations, construction teams, and other stakeholders;

· You work intensively with colleagues from Construction to make projects optimally feasible and viable;

· You translate ambitions and plans into concrete development decisions that contribute to successful execution;

· You manage permit processes, agreements, and decision-making;

· You monitor the business case and steer towards value creation throughout the entire development process;

· You actively contribute to the further build-up and professionalization of the development organization;

· You guide and coach less experienced project developers and will have the opportunity to take on a more supervisory role in the long term.

More at Dura Vermeer

Dura Vermeer is an independent family business. And you can feel that. In how we collaborate, look out for each other, and build with an eye for future generations. Since 1855, we have been building in the Netherlands, in residential construction, utility construction, infrastructure, and technology. Our independence and long-term vision form the basis for this.

With a turnover of € 2.6 billion and over 3,700 colleagues, we are among the top of the Dutch construction sector. But ultimately, it's not about those numbers for us. It's about people. About colleagues who work together on projects you are proud of, iconic as well as local, and contribute to solutions for societal issues.

Our ambitions are high. And we only achieve them with engaged people. That's why we invest in good employment practices and a working environment where you feel at home. Where you can be yourself, feel safe, and speak your mind. So that you get the best out of yourself and achieve more together with us.

You will find your place here

At Dura Vermeer Bouw en Vastgoed Utrecht, we are at the beginning of a new chapter. Where for years we were known as a strong renovation/transformation specialist, since the beginning of this year we have grown into a full-fledged Construction and Real Estate organization. In addition to renovation and transformation, we now also realize new construction projects in residential and utility construction, and we are taking the next step towards our own area and real estate development.

This means you will join an organization that is constantly on the move. With over 100 colleagues within our operating company, we are not only building sustainable homes, utility projects, and living environments, but also building the future of our own organization. The lines are short, the ambitions are high, and opportunities to help build new working methods, teams, and projects are readily available.

Here you will have the space to make an impact. Not from the sidelines, but right in the middle of a fresh organization that is further developing and in which entrepreneurship, collaboration, and ownership are central. Together we build projects we are proud of AND an organization that is ready for the future.

This is what you bring

· A minimum of 5 to 10 years of experience as a project developer, development manager, or comparable role;

· A completed HBO or WO education;

· Experience with residential construction developments;

· Demonstrable experience with projects of substantial size (200+ homes is a plus);

· Extensive experience with development processes in the preliminary design (SO), functional design (VO), and detailed design (DO) phases, obtaining environmental permits, and sales processes;

· Insight into technical construction principles to manage consultants and further develop the plan;

· Experience within a developer, developing builder, or real estate organization.

You are a developer who primarily gets energy from moving projects forward after tender award towards realization. You understand the dynamics of construction and know how to successfully develop and realize residential construction projects together with all involved parties.
