Job description
Do you want to contribute to the housing challenge and a new development organization? As a Senior Project Developer at Dura Vermeer Bouw & Vastgoed, you will work on large-scale real estate projects in the center of the Netherlands. You will join after tender award and will be responsible for further development towards realization. In an entrepreneurial environment, you will have ample opportunity to help build the team, leverage your expertise in collaboration with construction partners, and grow into a role with more substantive and coaching responsibility.
This will be your job
Entrepreneurial, experienced, and ready to make an impact? Then you will feel at home within this new development organization of Dura Vermeer. As a Senior Project Developer, you will work on extensive real estate projects and not only help projects move forward but also the team and the organization. You understand how development and construction reinforce each other, take ownership, and are given the space to think along, build along, and grow along. You will be involved from the phase after tender award and will liaunt intensively with construction to bring projects successfully towards execution. In addition, you will have the opportunity to guide developers in the future and, for example, grow into a role as Head of Real Estate Development.
What will you do
This role explicitly does not focus on the initiation phase or the acquisition side of area and real estate development. The focus is on the moment when a tender has been won and projects are actually going to be realized. You will work on (medium) large housing developments of hundreds of homes and will be the connecting factor between development and construction. This makes this role ideal for an experienced developer who gets energy from realizing projects, demonstrates entrepreneurship, and wants to grow with an ambitious organization.
· You will be responsible for the development of housing projects from tender award until the start of realization;
· You will manage the development process in terms of quality, planning, finances, and risks;
· You will connect the interests of municipalities, consultants, investors, housing associations, construction teams, and other stakeholders;
· You will collaborate intensively with colleagues from Construction to make projects optimally executable and feasible;
· You will translate ambitions and plans into concrete development decisions that contribute to successful execution;
· You will take charge of permit processes, agreements, and decision-making;
· You will monitor the business case and steer for value creation throughout the entire development process;
· You will actively contribute to the further development and professionalization of the development organization;
· You will guide and coach less experienced project developers and will have the opportunity to fulfill a more leading role in the long term.
More at Dura Vermeer
Dura Vermeer is an independent family business. And you can feel that. In how we collaborate, look out for each other, and build with an eye for future generations. Since 1855, we have been building the Netherlands, in housing, utility construction, infrastructure, and technology. Our independence and long-term vision form the basis for this.
With a turnover of €2.6 billion and over 3,700 colleagues, we are among the top of the Dutch construction sector. But ultimately, it's not about those numbers for us. It's about people. About colleagues who work together on projects you can be proud of, both iconic and local, and contribute to solutions for societal issues.
Our ambitions are great. And we only achieve them with committed people. That is why we invest in good employment practices and a work environment where you feel at home. Where you can be yourself, feel safe, and speak your mind. So that you can achieve your best and achieve more together with us.
This is where you'll find your place
At Dura Vermeer Bouw en Vastgoed Utrecht, we are at the beginning of a new chapter. Where for years we were known as a strong renovation/transformation specialist, since the beginning of this year we have grown into a full-fledged Construction and Real Estate organization. In addition to renovation and transformation, we now also realize new construction projects in housing and utility construction, and we are taking the next step towards our own area and real estate development.
This means you will join an organization that is constantly on the move. With over 100 colleagues within our operating company, we are not only building sustainable homes, utility projects, and living environments, but also the future of our own organization. The lines of communication are short, the ambitions are high, and the opportunities to help build new working methods, teams, and projects are plentiful.
Here you will get the space to make an impact. Not from the sidelines, but in the midst of a fresh organization that is further developing and in which entrepreneurship, collaboration, and ownership are central. Together, we are building projects we are proud of and an organization that is ready for the future.
What you bring
· A minimum of 5 to 10 years of experience as a project developer, development manager, or comparable role;
· A completed Bachelor's or Master's degree;
· Experience with housing developments;
· Demonstrable experience with projects of substantial size (200+ homes is a plus);
· Extensive experience with development processes in the concept, preliminary, and detailed design phases, obtaining environmental permits, and sales processes;
· Insight into technical construction principles to manage consultants and further elaborate the plan;
· Experience within a developer, developing contractor, or real estate organization.
You are a developer who primarily gets energy from advancing projects after tender award towards realization. You understand the dynamics of construction and know how to successfully develop and realize housing projects together with all involved parties.
