Job description

Are you a project developer with a passion for real estate and area development? Have you already gained considerable experience with complex projects and do you feel at home collaborating with diverse parties? Would you like to work independently and as part of a team on challenging projects, from feasibility to realization? Then we are looking for you!

This will be your job

As a project developer, you will lead real estate projects from concept to realization. You will be responsible for development, sales, and full process management. From feasibility studies to the start of construction: you will keep the overview. You will maintain relationships with partners, investors, housing associations, and governments, ensuring smooth collaboration between all stakeholders. Furthermore, you are a true team player who contributes to creating impact on your (sub)project in area developments.

Thanks to your experience with complex projects (apartments and inner-city developments), you know how to quickly switch between stakeholders and maintain the overall picture, including concept development, sustainability, budget, and planning.

What will you do?

  • Market & Customer: Analyze market demand and develop suitable product-market combinations. Prepare land and real estate exploitations and coordinate sales processes. Maintain and expand relationships with investors and housing associations.

  • Location & Spatial Planning: Supervise spatial planning procedures and permit processes.

  • Organization: Coordinate the development and design process, including financial and commercial aspects.

  • Time & Money: Prepare and monitor exploitations and schedules, conduct risk analyses, and conduct negotiations to achieve the best results. You have an unparalleled sense for closing good deals.

More at Dura Vermeer

Dura Vermeer is an independent family company. And you can feel it. In how we collaborate, look out for each other, and build with an eye for future generations. We have been building the Netherlands since 1855, in housing, utility construction, infrastructure, and technology. Our independence and long-term vision form the basis for this.

With a turnover of € 2.6 billion and over 3,700 colleagues, we are among the top players in the Dutch construction sector. But ultimately, it's not about the numbers for us. It's about people. About colleagues who work together on projects you can be proud of – iconic and local – and contribute to solutions for societal issues.

Our ambitions are high. And we only achieve them with engaged people. That's why we invest in good employer practices and a work environment where you feel at home. Where you can be yourself, feel safe, and speak your mind. So you can get the best out of yourself and make more together with us.

Focus on real estate at Dura Vermeer

Dura Vermeer has great ambitions as a developer. In our portfolio, you will find challenging (area) developments with distinctive concepts, often in inner-city locations. Our field of work covers South Holland, where we embrace urban challenges and aim to add maximum value to our plans. This results in projects where you can truly make an impact in areas such as urban planning, architecture, sustainability, and social cohesion.

As an organization, we are growing towards a branch where 800 homes are acquired and sold annually on a risk-bearing basis. This means we bear the risk ourselves from the purchase to the sale of the homes. You play an important role in our complex developments.

Dura Vermeer distinguishes itself in collaboration. We work closely with municipalities, partners, and stakeholders within our projects, and certainly also with our colleagues in Rotterdam. We are known for our intensive and genuine collaboration, which leads to innovative and sustainable solutions in every project.

At a national level, Dura Vermeer has a strong real estate organization that you can rely on. You will regularly meet colleagues from other branches to exchange knowledge and develop expertise. With our internal area studio, ID, we offer a center of expertise for spatial development, market advice and sales management, acquisition, and area development, which supports you in your project tasks.

With recently won tenders such as Sportcampus Rotterdam, WijCK Pijnacker, and De Werf in Oegstgeest and the acquisition of the Hunter Douglas site in Rotterdam, we show that we are active at the highest level of area development.

This is where you fit in

Dura Vermeer Bouw en Vastgoed Rotterdam is a major operating company within the Dura Vermeer Group and operates as a developing builder in the South Holland region. We specialize in developing areas and neighborhoods and building homes, both multi-story and single-family, and utility buildings.

Our team is divided into six independent teams, each with its own expertise. Within these teams, consisting of approximately 35 colleagues, we collaborate with all necessary disciplines. The structure is flat and without unnecessary hierarchy, ensuring pleasant and efficient collaboration. This way, we combine the advantages of a large company with the warm, personal atmosphere of smaller teams.

We have an informal atmosphere with a typical Rotterdam mentality: working hard, but also laughing hard. We help each other where needed, and thanks to the safe and inclusive work environment where everyone can be themselves, we are known as a great place to work!
