At BAM Wonen Mid Rise, you direct new construction projects in the development and preparation phases. It is precisely in this phase that you make the difference: you bring design, technology, and manufacturability together and ensure that plans are realistic, feasible, and future-proof.

You will work on projects in Rotterdam and the South Holland region, with a focus on apartment construction and supplementary ground-bound housing. You manage the process up to the start of construction – precisely the moment when choices have the most impact on quality, costs, and manufacturability. Afterwards, you carefully hand over the project to the project leader responsible for its realization.

As Project Manager at BAM Wonen Mid Rise, you are responsible for developing an integral, feasible, and executable plan for new construction projects. You manage projects up to the start of construction and ensure a smooth handover to the execution phase.

You operate at the heart of project development: where choices are made that determine the final result. You play a leading role in this: you make decisions, weigh options, and ensure that all disciplines follow the same course.

Your role in a nutshell:

• Managing projects in the development and preparation phases up to the start of construction
• Coordinating with clients regarding ambition, feasibility, and project frameworks
• Collaborating with architects, consultants, and co-makers on integral designs
• Coordinating internal teams and external partners
• Preparing and monitoring project plans, including schedule and budget
• Contracting and negotiating with clients and partners
• Ensuring permits and compliance with laws and regulations
• Identifying and managing risks in the planning phase
• Ensuring a complete and structured handover to the project leader

Your work environment

You are part of BAM Wonen Mid Rise, the division that focuses on the development and realization of medium to large-scale housing projects, with a strong focus on apartment construction.
We build sustainable and future-proof residential buildings where technology, conceptual building, and efficiency come together. Within Mid Rise, we also realize ground-bound housing, depending on the project and location.

Your work location is Rotterdam (Vareseweg). You will work on projects primarily in the province of South Holland. Hybrid working is a given: you will divide your time between the office, home, and project locations.

You will work in multidisciplinary teams with colleagues from project management, work preparation, and design. Together, you ensure a strong front-end for projects – the basis for success in execution.

• A salary between €6,550 and €9,000 gross per month (based on 40 hours), excluding 8% holiday pay

This is you

You are an experienced project manager who knows how to manage complex projects from the outset. You oversee the whole, make decisions, and bring parties together to achieve a strong and feasible plan. Furthermore, you bring the following:

• A minimum of 8 years of experience in housing construction, for example as a project manager or senior work preparer with progression to project management
• A completed HBO (higher vocational education) degree in construction technology or engineering
• Demonstrable experience in managing projects in the development or preparation phase
• Strong communication and organizational skills
• Ability to operate both strategically and pragmatically
• Affinity with sustainability and innovation in construction
