At BAM Wonen Mid Rise, you are responsible for the realization of residential construction projects. You are the driving force on the construction site and ensure that projects not only progress but are also correct – technically, organizationally, and financially.

You will work on projects in Rotterdam and the South Holland region, with a focus on apartment construction and supplementary conventionally built housing. After the preparation phase, you will take over the project and manage a controlled, safe, and qualitative execution – from the start of construction until handover.

As a Project Leader at BAM Wonen Mid Rise, you lead the realization of residential construction projects. You manage the multidisciplinary project team and ensure that all disciplines – from work preparation to execution and chain partners – collaborate optimally.

You play a leading role in this: you make decisions, maintain control, and ensure that the project proceeds according to plan, even when complexity increases.

Your role in a nutshell:

• Responsible for the execution of new construction projects from the start of construction to handover
• Managing a multidisciplinary project team (work preparation, execution, purchasing, and partners)
• Monitoring schedule, quality, safety, and budget
• Coordinating work and ensuring efficient progress on the construction site
• Liaising with clients, suppliers, and co-makers during execution
• Identifying and managing risks and bottlenecks during realization
• Ensuring a safe, professional, and well-organized construction site
• Monitoring contractual agreements and achieving project objectives
• Handing over projects according to quality and client expectations

Your team

You are part of BAM Wonen Mid Rise, the division that focuses on the development and realization of medium to large-scale residential construction projects, with a strong emphasis on apartment construction.

We build sustainable and future-proof residential buildings where technology, conceptual construction, and efficiency come together. Within Mid Rise, we also realize conventionally built homes, depending on the project and location. Additionally, we are actively taking steps in timber construction and CLT, further enhancing the sustainability of our projects and applying new construction methods in practice.

Your base location is Rotterdam (Vareseweg). You will work on projects primarily in the province of South Holland. You will be present on the construction site frequently and also work from the office or home when appropriate within the project phase.

You will work closely with project managers, work preparers, and site supervisors. Together, you form the link between planning and realization and ensure successful execution.

• A salary between €6,550 and €9,000 gross per month (based on 40 hours), excluding 8% holiday pay

You recognize yourself in this

You are an experienced project leader who knows how to successfully realize projects in a dynamic construction environment. You can switch gears quickly, maintain an overview, and connect teams around a common goal. You bring the following:

• A minimum of 8 years of experience in residential construction, preferably as a project leader, or an experienced site manager ready for the step up to project leader
• A completed Bachelor's degree in Construction Technology or Engineering
• Demonstrable experience in managing projects in the realization phase
• Strong technical insight and an understanding of construction processes
• Experience working in a multidisciplinary project environment
• Leadership focused on collaboration, safety, and results
• Decisive, practical, and strong communication skills
• Affinity with innovative construction methods, such as timber construction and CLT, is a plus
