Project Manager – Commercial Fit Out Projects

The Role

We are seeking an experienced Project Manager to take ownership of the full project lifecycle across a portfolio of commercial and fit-out works. This is a client-facing role with exposure to both pre-construction and delivery, requiring strong commercial capability, excellent stakeholder management, and the ability to lead teams through complex, fast-paced environments.

You will be responsible for managing time, cost, quality, safety, and risk, while providing leadership to Contract Administrators, Project Engineers, and site-based teams.

Key Responsibilities
  • Manage projects end-to-end, from early opportunity development through to construction and close-out
  • Lead and mentor Contract Administrators, Project Engineers, and project support staff
  • Maintain strong site presence and engagement with Site Managers and subcontractors
  • Chair client and stakeholder meetings, owning actions, decisions, and outcomes
  • Develop and manage detailed construction programmes and delivery methodologies
  • Oversee RFI processes, documentation control, and consultant coordination
  • Manage multiple concurrent project budgets and cash flow
  • Develop cost plans, procurement strategies, and profit plans
  • Track live project costs, forecasting outcomes and managing margin risk
  • Lead variation management with clients and subcontractors
  • Review scopes of work, negotiate subcontract packages, and manage procurement schedules
  • Prepare and present monthly cost and project reports
  • Review RFT documentation and participate in tender strategy development
  • Assist with scoping, pricing, value engineering, and risk assessments
  • Attend site inspections, tender interviews, and client presentations
  • Support smooth handover from pre-construction to delivery teams
  • Champion a strong safety-first culture across all projects
  • Ensure compliance with WHS legislation, site safety plans, and risk assessments
  • Participate in safety in design reviews and pre-construction planning
  • Conduct regular site walks and audits in collaboration with Site Managers
  • Monitor quality outcomes, inspections, and defect management
  • Manage environmental controls including waste, noise, dust, and stakeholder impacts.
About You

You are a confident and capable Project Manager who thrives in a client-facing environment and enjoys balancing delivery excellence with strong commercial outcomes.

Key requirements include:
  • Minimum 5+ years’ experience in a Project Manager role
  • Proven experience delivering commercial fit-out and refurbishment projects
  • Existing experience on commercial fit out projects valued $5M+ - multi-level building experience would be highly regarded
  • Experience across the full project lifecycle (pre-construction through delivery)
  • Strong commercial acumen and financial management capability
  • Excellent communication skills, with confidence engaging senior stakeholders
  • Strong organisational skills and ability to manage multiple priorities under pressure
  • Solid understanding of Australian Standards, building codes, and WHS requirements
  • Tertiary qualifications in Construction Management, Building, or a related discipline are preferred.
