About the Role
Every property management company we acquire first undergoes a Due Diligence – and that's exactly where you'll be. We are looking for an Intern Operations / Due Diligence to work with the deal team on ongoing transactions: setting up data rooms, reading financial statements, identifying red flags, and keeping the entire DD process on track.
At Buena, everything has a responsible person – and it's always urgent. From day one, you'll have your own workstreams, direct insight into how a deal is actually examined, and a seat right next to the people closing it.
Your Tasks
Manage Data Room. Build and maintain granular Information Request Lists (IRLs), manage the VDR (DataSite / Google Drive), track missing documents, and follow up with chasers until everything is received.
Financial DD. Review and prepare financial statements of target properties (P&L, revenue, units under management), assist with purchase price formulas and calculation examples, and document anomalies and red flags.
Commercial & Ops DD. Review property lists, contract portfolios, and ERP/process data; assess personnel and capacity requirements (e.g., FTE replacement of previous owners).
IT DD. Analyze software stack (e.g., DOMUS), IT costs/allocations, and dependencies; prepare input for calls with IT and management.
On-site Visits & Interviews. Prepare and minute on-site visits and meetings with CEOs, Heads of Legal, and Heads of IT; set up reference calls.
Documentation & Reporting. Maintain DD reports and logbooks, manage linear projects/issues, and create status updates and summaries for deal leads.
Process Support. Coordinate NDA/LOI dispatch, follow up on internal and external coordination (Adomo / seller side).
You'll Be a Good Fit If You
Have a relevant degree – Business Administration, Economics, Business Sciences, Law (Commercial/General), Finance, Accounting, Industrial Engineering, or comparable, starting from the 3rd/4th semester (ongoing or completed).
Can read financial statements. You are proficient in accounting and balance sheet analysis – you can read and interpret an income statement/P&L and a balance sheet (revenue, EBITDA, working capital, liabilities).
Are proficient in Excel. Advanced: Pivot tables, VLOOKUP/XLOOKUP, clean preparation and consolidation of raw data. Case modeling is a plus.
Speak German at C1 level/native speaker level – DD documents, contracts, and P&Ls are in German.
Are available full-time for at least 3–6 months (mandatory or voluntary internship). Start date and minimum duration are clearly identifiable in your CV.
Strong Signal
You'll stand out if you have one of these:
M&A Experience: Internship or working student role in M&A, Transaction Services, Corporate Finance, Investment Banking, Private Equity, Auditing (Big Four / Next Ten), or transaction-related management consulting.
Due Diligence Exposure: Concrete involvement with Financial / Commercial DD, data room work, red flag reports, or valuation logic (multiples, DCF).
Real Estate / Proptech Connection: Experience with property management, condominium administration (WEG) / rental management (Mietverwaltung), or the real estate industry.
Initial experience with data analysis tools (SQL, Power BI) or CRM/ERP systems.
Affinity for process automation and AI tools.
