Ownership & Finance Lead
Job description
We are developing a new settlement model that combines spatial innovation, sustainable urban development, and new ownership and financing mechanisms. The goal is to convert private existing properties through home-equity models into new, future-proof neighborhoods, enabling living space, climate resilience, and social mix. A pilot neighborhood serves as the foundation for subsequent scaling.
The project operates at the intersection of urban development, real estate economics, financial innovation, public planning, and impact investment.
Your Role
As Ownership & Finance Lead, you will establish the financial and ownership-based foundation for the new settlement model.
You will develop new capital paths, ownership models, and participation mechanisms that enable the transformation process between existing properties, owners, capital, and spatial innovation.
You will work closely with the Business & Market Lead and the spatial-architectural team to lay the groundwork for a financially viable, investable, and scalable model.
Tasks
Your Tasks
- Development of ownership and participation models (e.g., home-equity-sharing, partial sale, cooperative, PPP)
- Structuring capital paths for pilot and scaling phases (Pre-Development, Mezzanine, Impact, Family Offices, Municipalities)
- Analysis and modeling of pre-financing and participation mechanisms
- Development of governance structures for pilot neighborhoods (public/private/PPP/commons)
- Identification of relevant capital sources (Impact Funds, Infrastructure Investors, Family Offices, Municipalities, Grant Providers)
- BUILDING a network on the capital and ownership side
- Collaboration with market and business sides to integrate into the overall model
- Analysis of funding landscapes and financing paths in the context of sustainable urban development
- Preliminary preparation of financial models, sensitivities, and value chains
- Support for building a capital story for investors and public partners
Qualification
Requirements Profile
- Experience in Real Estate Finance, Urban Finance, Impact Investing, Infrastructure Finance or related fields
- Understanding of ownership models, participation logics, or capital structures (e.g., in real estate, energy, infrastructure, PPP)
- Able to think about financing models for real development projects – without classical developer bias
- Analytical strength and curiosity for new financing mechanisms
- Affinity to topics like urban development, transformation of existing properties, climate adaptation or housing market is a plus
- Communication strength in dealing with institutional and public stakeholders
- Fluent German (relevant for owners, municipalities, grant providers), solid English
