Construction Site Manager - Construction Works

Your Responsibilities

• Execution of investments within the approved budget and schedule, and continuous reporting of work progress and costs.
• Preparation of work schedules, bills of quantities, and scopes of work for tenders for Contractors and Suppliers.
• Supervision over the correct and timely execution of works by Contractors and Suppliers, and over the implementation of construction and installation works contracts.
• Carrying out acceptance of works, especially for concealed and covered works, and preparing completion protocols.
• Cooperation with designers, analysis of design documentation, and making minor changes in agreement with the designer.
• Searching for solutions to optimize costs and the course of construction, and submitting justified proposals for changes to the Investor.
• Ensuring required tests and checks, preparing as-built documentation, and conducting acceptances with the participation of PINB (District Building Control Authority), PSP (State Fire Service), and Sanepid (State Sanitary Inspectorate).
• Cooperation with the sales department, including participation in apartment acceptances by buyers.

Our Requirements

• Construction license for managing construction works without limitations in the structural-construction specialty.
• Minimum several years of experience as a construction site manager or works manager.
• Documented experience in the execution of multi-family residential buildings or aparthotels – at least two investments managed from the zero-state stage to obtaining a use permit.
• Ability to independently plan and control the budget and construction schedule.
• Knowledge of the Construction Law regulations and acceptance procedures.
• Very good knowledge of AutoCAD, Norma, and MS Office suite (especially Excel).
• Category B driving license.
• Responsibility, good work organization, decisiveness, and ability to cooperate with subcontractors.

Miles preferred:

• Experience in executing high-standard housing investments (premium segment).
• Experience in executing underground garages.
• Experience with objects under conservation protection or in conservation zones as an additional asset.
• Experience in conducting apartment acceptances with buyers and handling warranty claims is welcome.
