Aufgaben

As Investment Manager – DACH (m/w/d), you will be responsible for building our pipeline and closing deals in Germany, Austria, and Switzerland. You will work directly with the CEO/Founder and drive our greenfield expansion from lead to signature.

Your goal: a constant stream of high-quality locations that are economically and strategically aligned with mitte – with tempo, numerical competence, and negotiation skills.

Your tasks:

• Pipeline-Aufbau & Lead Screening: You will build a robust pipeline and conduct thorough first assessments – with clear deal KPIs, focus on demographics, competition, location quality, and feasibility.
• Finanzielle Bewertung: You will model P&Ls, evaluate revenue and cost potential, estimate CAPEX and payback – with a view to our goal: EBITDA-positive within a short time.
• Verhandlung & Deal Closing: You will negotiate with owners and brokers – on rental conditions, BKZ, and contract durations.
• Genehmigungen & rechtliche Machbarkeit: You will work closely with external consultants, clarify legal prerequisites, and accompany the legal review.
• Investment-Freigaben: You will prepare investment proposals for the internal committee, present opportunities and risks clearly and convincingly.
• Multi-Projektmanagement & Reporting: You will manage multiple deals simultaneously – structured, prioritized, and with clean pipeline reporting to management.
• Schnittstellen: You ensure a smooth transition at architecture, construction, and launch and align yourself closely with finance, operations, and the CEO.

Qualifikation

• Deal- & Zahlenverständnis: You bring strong analytical skills, understand P&Ls, CAPEX analyses, and can evaluate economic feasibility fundamenteally.
• Verhandlungssicherheit: You negotiate deals confidently, find win-win situations, and get the best conditions for our company out of them.
• Berufserfahrung: At least 5 years of experience in a transactional environment – e.g., at an immobiliengruppe, in a top-tier consulting firm, PE/VC, investment banking, or as a senior operator in a scaling company.
• Eigenständigkeit: You manage yourself, don't need micro-steering, and drive your deals with self-initiative forward.
• Kommunikationsstärke & Menschenkenntnis: You convince with clear, professional communication – whether to the owner, architect, investor.
• Struktur & Drive: You can coordinate multiple projects simultaneously, work focused, and never lose sight of what's essential.
• Hands-on-Mentalität: You go where deals are born – with travel readiness, entrepreneurial thinking, and genuine implementation power.
• Sprachen: You communicate confidently in German and English – written and spoken.
• Standort & Flexibilität: You live in Berlin (or are willing to relocate) and bring travel readiness to the (potential new) locations with you.
