Head of Operations (m/f/d) in Cologne

Your Responsibilities

You analyze our end-to-end customer processes from initial data acquisition, document procurement, service provider management, and report generation, to invoicing and dunning. You identify bottlenecks where processes are delayed, data is entered twice, or valuable expertise is lost to routine work. And then you build. Typically with the respective specialist teams and AI tools.

You will either develop the solutions yourself, using code, workflow tools, AI agents, and APIs, or with the help of your growing team. You are closer to the solution than to the theory.

In your daily work, you will be in close exchange with our other team leads. They provide you with the subject matter expertise, and you translate it into processes and systems. You will be measured by your key performance indicators, and you will make these metrics transparent to the entire organization. In the medium term, you will build the team you need as soon as the potential exceeds what you can deliver alone. You decide, in a data-driven manner, who joins and at what pace.

Your Profile

You are technically proficient and work hands-on with AI. You have already built systems and automations that run in real business processes. You don't need to come from the real estate sector; our experts will provide the subject matter expertise, and you will provide the technical architecture.

You are data- and process-oriented. You recognize patterns in data, think in terms of inputs and outputs, and can break down manual workflows into steps that can be automated and integrated. You are generalist; you can dive into a topic by having someone explain to you how it is currently done manually, and from that, develop an elegant technical solution.

You work independently and can prioritize. You will receive requests from all sides, and you must be able to decide what gets built first. You communicate confidently in both directions, both with subject matter experts about their processes and about their technical implementation. You possess leadership potential. You start alone, but will build a team in the medium term. You don't need ten years of leadership experience, but the will to build and develop a team.

You speak fluent German, as our internal processes, customers, and external partners operate in German.

You can expect a true role of creation. You will build a function that does not yet exist here, with a direct reporting line to management.

You will work with people who understand their craft and are happy when someone takes over the technical side of their topics. Our tech stack has substance, and we use the tool that best solves the respective problem.
