In the context of further growth, this position offers you the opportunity to take over responsibility for an engaged team of around 8 technical staff members - consisting of Technical Asset Managers and Technical Project Managers - and strategically and operationally steer all building measures in the residential portfolio.

Aufgaben

• Strategic guidance of all technical measures in the residential portfolio, including modernizations, maintenance strategies, energy optimizations, and value-enhancing CapEx projects.
• Führung, Weiterentwicklung und Steuerung eines Teams von ca. 8 Mitarbeitenden aus dem technischen Asset Management und technischen Projektmanagement.
• Koordination und Qualitätssicherung von Sanierungs- und Ausbauprojekten, insbesondere Wohnungssanierungen, Bestandsmodernisierungen, Dachausbauten und Strukturerneuerungsmaßnahmen.
• Aufstellung, Planung und Kontrolle von CapEx-Budgets, including prioritization of measures and monitoring of economic success.
• Sicherstellung der Einhaltung aller technischen, baurechtlichen und regulatorischen Vorgaben within the entire portfolio.
• Steuerung externer Dienstleister, Architekten, Ingenieure und Fachplaner - from tendering to acceptance.
• Weiterentwicklung technischer Standards, processes, and quality guidelines for long-term portfolio security.
• Enge Zusammenarbeit mit dem kaufmännischen und strategischen Asset Management to align measures and portfolio goals.
• Regelmäßiges Reporting an die Geschäftsführung as well as informed decision-making and investment recommendations.

Qualifikation

• Completed studies in the field of Bauingenieurwesen, Architektur, Gebäudetechnik or a comparable technical qualification.
• At least 8-12 years of professional experience in technical management of Wohnimmobilien - ideally in a leading or deputy leadership position.
• Fundamental expertise in Bestandssanierung, Modernisierung, Instandhaltungsstrategien, Dachausbauten und CapEx-Steuerung.
• Experience in the Führung von technischen Teams and the management of complex portfolio.
• Strong competence in budgeting, assessing technical risks, and managing external partners (architects, engineers, specialist firms).
• Ausgeprägte Entscheidungsfähigkeit, strategisches Denken und ein lösungsorientierter, hands-on geprägter Arbeitsstil.
• Hohe Kommunikations- und Verhandlungssicherheit, kombiniert mit professionellem Auftreten und souveräner Stakeholdersteuerung.
