Objective:
To lead the organization's territorial expansion strategy by identifying, evaluating, negotiating, and acquiring profitable real estate opportunities, ensuring the achievement of the business's growth objectives. Manage an expansion team and coordinate transversally with the involved areas to guarantee the successful execution of projects from their identification to final signing and approval.
What will you do?
- Design and implement the expansion strategy for the assigned regions, identifying growth opportunities aligned with the company's commercial objectives.
- Lead and develop a team of expansion specialists and coordinators, establishing priorities, performance metrics, and development plans.
- Oversee the active search, evaluation, and prospecting of land and properties with development potential, identifying opportunities in both consolidated and emerging markets.
- Make strategic decisions regarding the commercial, operational, financial, and legal viability of new projects, ensuring the profitability and sustainability of the portfolio.
- Establish and maintain high-level relationships with owners, investors, developers, local authorities, and key players in the real estate market.
- Lead complex negotiations for purchase, lease, or any real estate development scheme, seeking favorable conditions for the company and ensuring the successful closing of agreements.
- Oversee the validation and analysis of legal and technical documentation of properties, ensuring regulatory compliance and mitigating risks.
- Simultaneously manage a portfolio of expansion projects, ensuring compliance with timelines, budget, and quality standards.
- Coordinate transversally with the Market, Operations, Planning, Design, Construction, Compliance, Legal, and Finance departments to ensure the successful execution of projects.
- Present business cases, feasibility analyses, progress, and projections to senior management and executive committees.
- Monitor market trends, competitor movements, and regulatory changes to identify risks and opportunities that impact the expansion strategy.
- Develop management indicators (KPIs) to measure team productivity, project pipeline progress, and the contribution of expansion to business results.
- Lead territorial planning and market prioritization based on demographic analysis, market studies, and financial variables.
Who are we looking for?
- Degree in Business Administration, Architecture, Civil Engineering, Industrial Engineering, Urbanism, Territorial Planning, Real Estate Development, Law, or related fields.
- Desirable: Master's degree or specialization in Real Estate Development, Finance, Business Administration, or Business Management.
- +7 years of experience in expansion, real estate development, corporate real estate, or infrastructure development.
- +3 years of experience leading work teams.
- Proven experience managing high-impact negotiations and real estate project portfolios.
- Experience presenting projects to steering committees or executive levels.
- Desirable experience in retail, consumer goods, logistics, franchise, or commercial expansion companies.
- Intermediate-advanced English.
- Technical knowledge: Strategic expansion planning. Financial evaluation and profitability of real estate projects. Market studies and geospatial analysis. Real estate due diligence, legal documentation, and acquisition processes. Integrated project management (PMO). Urban legislation, land use, and real estate regulations. Advanced Microsoft Office proficiency. Desirable experience with ArcGIS, MapInfo, Google Earth, and geo-intelligence tools. Development and presentation of business cases and executive dashboards.
