Director Institutional Capital and Partnerships (m/f/d) – Frankfurt, Hamburg and Berlin

You will be responsible for acquiring institutional clients and mandates with a focus on Brown-to-Green in the Residential sector. This includes partnerships and asset management mandates for the transformation of existing portfolios, as well as raising institutional equity capital for our real estate strategies – from club deals and separate accounts to joint ventures and fund vehicles. You will be the primary point of contact for investors, conduct discussions independently up to closing, and systematically expand the partner and capital side of our platform.

This is not purely a sales role. You will work closely with the Transaction, Asset Management, and Management teams, translating between investor expectations and operational realities.

• Building and maintaining relationships with pension funds, statutory pension insurance institutions, insurance companies, savings banks, foundations, family offices, and fund-of-funds.

• Independent approach, qualification, and support of investors throughout the entire cycle – from initial contact to contract signing.

• Preparation and further development of investor documents: Teasers, pitch decks, track record presentations, investment memoranda.

• Management of due diligence processes on the investor side, including coordination of RFPs, DDQs, and dataroom requests.

• Negotiation of commercial key points (fee structures, co-investment, governance, reporting requirements) in coordination with management.

• Continuous market observation regarding: allocation behavior, competitor vehicles, and regulatory developments (Solvency II, AnlV, KAGB).

• Maintenance of the investor pipeline in CRM, robust reporting to management.

• Representation of the company at industry events (Expo Real, MIPIM, specialist conferences).

• At least 5–8 years of sound professional experience in Capital Raising, Investor Relations, or institutional sales – with a clear real estate focus, which is mandatory.

• Robust, active network with German institutional investors and demonstrable personal closing track record.

• In-depth understanding of real estate metrics and structures (including IRR, Equity Multiple, Cash-on-Cash, waterfall, leverage, asset deal vs. share deal).

• Sound knowledge of the regulatory framework for German institutional investors.

• Fluent German and English language skills, both written and spoken.

• Willingness to travel within Germany.

• Desirable:

  • Experience with Value-Add or opportunistic strategies, not just Core would be desirable.

  • Previous experience on the investor side (e.g., capital investment, real estate departments).

  • Experience in collaborating with international LPs or Luxembourg structures.

  • Existing relationships with placement agents and consultants.
