Director Institutional Capital and Partnerships (m/f/d) – Frankfurt / Berlin / Hamburg

You will be responsible for acquiring institutional clients and mandates with a focus on Brown-to-Green in the residential sector. This includes partnerships and asset management mandates for the transformation of existing portfolios, as well as raising institutional equity capital for our real estate strategies – from club deals and separate accounts to joint ventures and fund vehicles. You will be the first point of contact for investors, conducting discussions independently until closing and systematically expanding the partner and capital side of our platform.

The role goes beyond classic sales. You will work closely with the transaction, asset management, and management teams, aligning investor expectations with operational realities.

• Building and maintaining relationships with pension funds, occupational pension institutions, insurance companies, savings banks, foundations, family offices, and fund of funds.
• Independently approaching, qualifying, and advising investors throughout the entire process – from initial contact to contract closing.
• Creating and further developing investor documents, including teasers, pitch decks, track record presentations, and investment memoranda.
• Managing due diligence processes on the investor side, including the coordination of RFPs, DDQs, and data room requests.
• Negotiating commercial key terms (fee structures, co-investments, governance, and reporting requirements) in agreement with management.
• Continuous market observation regarding allocation behavior, competitor vehicles, and regulatory developments (Solvency II, AnlV, KAGB).
• Maintaining the investor pipeline in CRM and ensuring reliable reporting to management.
• Representing the company at industry events such as Expo Real, MIPIM, and relevant trade conferences.

• At least 5-8 years of extensive professional experience in capital raising, investor relations, or institutional sales with a real estate focus.
• A robust, active network with German institutional investors and proven track record of personal closings.
• In-depth understanding of real estate metrics and structures (including IRR, Equity Multiple, Cash-on-Cash, waterfall, leverage, asset deal vs. share deal).
• Solid knowledge of the regulatory framework for German institutional investors.
• Negotiation-level German and English language skills, both written and spoken.
• Willingness to travel within Germany for business.

• Experience with value-add or opportunistic strategies beyond core.
• Previous experience on the investor side (e.g., in asset management or real estate departments).
• Experience working with international LPs or with Luxembourg structures.
• Existing relationships with placement agents and consultants.
