Construction Coordinator - Real Estate Development

We are looking for a dynamic and strategically-minded Construction Coordinator to join our Engineering team. This professional will be the link between the real estate developer's planning and the technical execution on-site, ensuring our projects are delivered with excellence, within schedule, and on budget.

• Proven Experience: Solid experience in coordinating multiple simultaneous construction projects in the real estate development segment (residential or commercial).
• Education: Completed degree in Civil Engineering with active registration with CREA (Regional Council of Engineering and Agronomy).
• Real Estate Development Vision: Deep understanding of the real estate product lifecycle (from design to key handover/technical assistance).

• Multi-Project Management: Simultaneously coordinate the progress of different construction sites, ensuring standardization of processes and quality.
• Strategic Interface: Act as a facilitator between the Developer's Projects, Procurement, and Finance departments.
• Schedule Control: Monitor the critical path of construction projects, anticipate risks, and propose action plans for schedule deviations.
• Cost Management: Track the cash flow of construction projects and adherence to the planned budget (Gross Sales Value/Direct Costs).
• Team Leadership: Guide resident engineers and technical teams, promoting a high-performance and safe environment.
• Quality and Standards: Ensure compliance with technical standards, PBQP-H (Brazilian Quality and Productivity Program for Housing) and current municipal legislation.

• Management Software: Proficiency in planning tools (MS Project or Primavera) and engineering ERPs (e.g., Sienge, UAU, or Totvs).
• Agile Methodologies: Knowledge of Lean Construction for process optimization.
• Contract Management: Skill in contracting and managing large contractors and critical suppliers.
• Postgraduate Studies: Specialization in Project Management, Real Estate Business Management, or Cost Engineering will be considered a plus.
• Behavioral Profile: Strong negotiation skills, resilience to deal with challenging deadlines, and excellent interpersonal communication.
