Senior Construction Manager (m/w/d) Revitalization of Existing Properties

We bring existing properties back to life. As a Senior Construction Manager (m/w/d) Revitalization, you coordinate complex renovation projects from start to finish. If you combine technical expertise with a hands-on mentality, we want to get to know you.
Tasks
Tendering & Partner Management: You identify high-performing tradespeople, review bids thoroughly, and conduct independent tender negotiations for our projects.
Project Control & Coordination: You lead all participating teams from demolition to interior construction and ensure a smooth workflow on the construction site.
Focus on Expansion & Roof Construction: You monitor sensitive interfaces between existing structures and new floors, particularly in terms of statics, wood construction, and waterproofing.
Bau Progress- & Deadline Control: You have a firm grip on deadlines and proactively control the construction progress to ensure a smooth handover.
Solutions-Oriented Property Management: You continuously align plans with reality on-site and find technical solutions for unexpected construction site situations.
Quality Control & Acceptance: You monitor the execution of work (e.g., insulation and soundproofing) and conduct formal acceptance tests with subcontractors.
Cost- & Variations Management: You keep an eye on budgets, review invoices, and manage necessary additional services in existing properties sovereignly and economically.
Safety & Documentation: You are responsible for site safety and maintain a comprehensive digital project documentation.
Qualification
Fundamental Education: You are an engineer, architect, or have a further education in construction engineering (e.g., carpenter or mason).
Experience in Existing Properties: You have already led projects in the area of renovation, modernization, or roof construction and know the challenges that come with building in existing properties.
Technical Know-How: You possess a secure understanding of statics, building physics (particularly heat and sound protection), and ideally have experience in modern wood construction.
Negotiation Skills: You have a sense for costs, can thoroughly review bids, and confidently negotiate with tradespeople in tender negotiations.
Legal Security: You are confident in your handling of the VOB and common regulations (DIN standards, state building codes).
Digital Competence: You use common software for construction scheduling and documentation confidently directly on-site using a tablet or laptop.
Solutions-Oriented Personality: You are an organizational talent that doesn't lose your head in unexpected construction site situations, but finds pragmatic solutions.
